Square footage sets the baseline, since almost everything is priced per square foot. The coating system comes next: a single-layer epoxy is the cheapest honest floor you can put down, an epoxy base with flake and a polyaspartic topcoat is what most people end up choosing, and a metallic finish costs roughly double a plain one because of the material and the labour to work it while wet.

Slab condition is the variable that surprises people, and it is the reason quotes from different contractors can look so far apart. Filling cracks and spalled areas, grinding off a failed DIY kit, and priming a slab with a moisture problem are all real work that a low quote may simply be leaving out. If one quote is dramatically cheaper than the others, the honest question is which of those three it skipped.

Worth repeating: the prep is what determines whether the floor lasts. Is this a real price or a lead-generation teaser?
